If you are considering becoming a landlord and renting out your property, there are many things to consider. Safety of your tenants must be a priority and therefore electrical safety should be near the top of your list.
Many landlords do not take their electrical safety obligations seriously and are therefore putting their tenants at risk of harm or even death caused by fire. In addition to that, they could also find that their insurance is invalid or they receive fines leading to serious financial implications.
There are a number of legal requirements for landlords when it comes to electrical safety:
• When a tenant moves into your property you must check that the electrical installation is safe. You must then make sure that it remains safe and is maintained throughout their tenancy.
• You must carry out a periodic inspection on a House in Multiple Occupation (HMO) every five years. If your property is a single occupation tenancy this is not a legal requirement but is still very highly recommended.
• All appliances in the property must be safe and have at least the CE marking.
In order to meet these requirements, you should carry out regular safety checks on all of the electrical installation including appliances. You should also make sure that the property has sufficient RCD protection and always use a qualified and registered electrician such as Barton Electrical to carry out any electrical work.
